Summary

Fairfax Square Professional Center is a proposed mixed-use redevelopment of the approximately 10.4-acre commercial site at 9840–9946 Main Street, located on the north side of Main Street, west and south of the existing Fairfax Square Apartments. The concept plan, developed by the Van Meter Companies (which built the original Fairfax Square in 1965), envisions a phased redevelopment that would demolish most of the existing 12 buildings while retaining the existing five-story office building and a bank; underground parking is planned beneath four new residential buildings. The project would include approximately 44 affordable dwelling units integrated within the community core near the clubhouse and pool, with market-rate units anticipated to follow a roughly 50–60% one-bedroom, 30–35% two-bedroom, and minimal three-bedroom mix. The site's eligibility for mixed-use development was established through a parcel-specific consideration added during the 2024 Comprehensive Plan update, following direct engagement by the property owner during that review process; the comprehensive plan language for the site supports integrating future development into the surrounding multifamily community while maintaining a commercial presence. Pre-application briefings were presented to the Planning Commission on July 14, 2025, and to the City Council on September 9, 2025; no formal action has been taken at either body.

What members have said

Albert Frederick (City Planner)

At the September 9, 2025 Council work session, Frederick presented the staff pre-application briefing, describing the site's location, existing conditions, the phased concept plan, the retention of the office building and bank, and the site's designation under the 2024 Comprehensive Plan's parcel-specific mixed-use consideration. At the May 11, 2026 meeting, Frederick provided context explaining that the Fairfax Square property owner proactively engaged during the 2024 Comprehensive Plan review and directly influenced the parcel-specific language that supports mixed-use as an alternative place type for the site.
